DCC was selected to provide design-build services for expanding the First Quality warehouse and manufacturing facility in Macon, GA. This project involves a 360,000 SF warehouse addition to the existing facility, plus a separate, new 955,000 SF manufacturing facility to increase production capacity and keep up with demand. We constructed over 90 new truck parking spaces to support the warehouse addition for efficient inbound and outbound traffic flow. Additionally, two new employee parking lots were built to accommodate the growing workforce. The facility will incorporate advanced infrastructure to seamlessly integrate automated warehousing vehicles with state-of-the-art racking systems in preparation for future needs. As a part of these projects, a new cafeteria/lab building will be constructed for employees, as well as a large connector building between the old and new to facilitate travel between the two buildings.

The project aimed to enhance production capacity, requiring close coordination with the local AHJ for building permits and expedited design processes. Often, final information was unavailable on-site, necessitating a collaborative approach among all parties. Staging the work was key to delivering parts of the building early for equipment installation and startup, with production beginning months before project completion. Temporary infrastructure, like power and compressed air, was rented to support early production.
To ensure success, several key steps were taken. The team prioritized the submission and approval of building permits through the local AHJ. We accelerated the design and engineering processes to keep momentum. Phasing of work was implemented, allowing areas of the new building to be completed early for the installation and startup of equipment. Commissioning of production equipment began months in advance of the building’s completion. Power and compressed air were rented to support early production. Additionally, scope packages were bundled to stay on schedule.
